SMOKE ALARM & CARBON MONOXIDE DETECTOR FORM - Click here to get a fillable version of the form that the city is requiring all owners to complete. The property manager is collecting the forms and the deadline for returning your form is Friday, May 30.

POOL AREA & SPA STATUS - Although the pool is not heated from mid-October thru mid-May, the pool area is open so people can lounge and use the spa which is heated year round.   

BOARD MEETINGS - Board meetings are generally held on the third Tuesday of even-numbered months except December... although unexpected/special topics and/or board member availability may result in schedule changes.  As for the location, during the warmer months of the year we usually meet at the pool; during the colder months the meetings rotate among board members' units.  Agendas are posted on the bulletin boards several days before each meeting. 

INSURANCE - Click here to view West Court's (WC) insurance summary & disclosure), a document that most lenders request once a year.  Click here to view the full master insurance policy that is good through October 2023.  This will be helpful if you and your agent are trying to decide how much coverage to purchase for betterments* which are not covered by WC's current master policy, personal property & contents, loss of use (renting a place to live should your unit become uninhabitable), personal liability, and earthquake loss assessment (read the fall 2022 newsletter to understand what this is), and more.

PROJECTS AFFECTING THE EXTERIOR OF YOUR UNIT - If you are thinking of installing something that will be visible from the common area (pathways and/or driveways), you will need to complete a Modification Request Form and receive approval before starting your project.  Some examples of projects that require prior approval include installing replacement windows, sliding glass doors, front screen doors, air conditioners, and satellite dishes.  The rule of thumb for when a MRF is required is Will the improvement be visible from the common area (pathways & driveways)?  Interior remodels typically don't require approval, but please ask if you are in doubt -- and never remove a load-bearing wall as part of your remodel.  Read West Court's Rules & Guidelines (see link previous paragraph) for more information.

HAVE AN EMERGENCY? - If there is a fire, a medical crisis, or if you see what looks like a crime in progress, call 911.  For infrastructure-related emergencies, e.g., broken water main (not just a broken sprinkler late at night), fallen tree, etc., call Affirmative Management during business hours (click the CONTACT US button for their phone number).  If it's after hours, Affirmative's 24-hour pager # is on their voicemail greeting.
